Stop Guessing: Precision Softwash Mixing Saves Margin

The Batch Mixing Trap Why A Splash in the Barrel Destroys Margins

If you ask ten exterior cleaning contractors across the UK how they mix their softwash solutions, at least six of them will tell you some variation of the same thing. They say, oh, I just put a couple of bucketfuls of sodium hypochlorite into a 200 litre tank, top it up with water, add a glug of surfactant, and we are good to go. I hear it on training courses, I see it on social media, and honestly, it is one of the most expensive habits in our entire industry. What people call having a feel for the mix is usually just guessing. And guessing on site destroys your profit margins, plain and simple.

Here is what is actually happening when you eyeball a tank mix or rely blindly on a basic downstreamer. You assume that because you poured chemical into a barrel, you are getting a uniform three percent or four percent active strength at the end of your nozzle. But active chemical concentration on the wall can swing by up to 40 percent. 40 percent. That is a massive margin of error. Why does that happen? Because hose length, elevation, backpressure, ambient temperature, and fluid viscosity all change how liquid moves through your system. If your mix is 40 percent too weak, you get organic growth surviving, leading to patchy render and unpaid callbacks. If it is 40 percent too strong, you are burning through expensive chemical, risking plant damage, and etching sensitive surfaces.

Now, don't get me wrong. Manual batch mixing has its place. If you are doing a small domestic patio or a single elevation, batching up a known 20 litre container gives you reasonable control. You calculate your stock strength, measure your water first, pour in your sodium hypochlorite, add your bleach compatible surfactant last, and you know exactly what is in that container. But as soon as you scale up to larger commercial jobs or full house renders, batch mixing starts working against you. You face heavy manual handling, lifting 25 kg drums on site, constant downtime when the tank runs dry mid elevation, and worst of all, the temptation to top up.

Let me share a real world example of how topping up goes wrong. I spoke with a contractor who was cleaning a large rendered property. He started the day with a full 200 litre batch. By lunchtime, the tank was about half full. Instead of draining it down or carefully calculating how many litres of water and concentrate were left, he simply grabbed a container of hypochlorite, poured in what he thought was enough to boost it, topped it up with a garden hose, and carried on spraying. The result? The chemical concentration skyrocketed mid job. The upper section of the render turned brilliant white, while the lower section had dark, uneven streaking. When the surface dried, the contractor was hit with a 1500 pound unpaid callback to retreat the entire property and fix the damage. All because he added a splash to a half full tank without doing the math.

And if you think a standard downstream injector solves this, think again. Downstreamers introduce chemical after the pump using venturi draw. They are cheap and useful for light detergents, but they are not precise proportioners. Every time you change your nozzle, extend your hose reel, or experience a drop in water pressure, your draw ratio shifts dramatically. You end up applying chemical at a strength you cannot verify, which brings us right back to guesswork.

Precision Dosing and The Dosatron Fix Moving to Calibrated Proportioning

So how do high level professional contractors eliminate this problem entirely? They move away from batch mixing and downstreaming, and they shift to calibrated hydraulic proportioning. Systems like the Clever Injector Dosatron work on a completely different principle. Instead of pre mixing chemical in a large hold tank, a hydraulic dosing unit uses the water flow itself to power a piston that draws pure chemical concentrate directly from your supply drum into the water stream at an exact percentage ratio.

What that means on site is massive. You do not carry 200 litres of mixed chemical in your van. You carry fresh water and neat concentrate in its original drum. The proportioner mixes on demand, only when you pull the trigger. If you stop spraying, chemical consumption stops immediately. There is no leftover mixed chemical degrading in a tank at the end of the day, and zero wasted chemical when a job finishes early.

However, I have to give you a critical piece of site reality here. Buying a proportioning system and turning the dial to three percent does not automatically mean three percent is landing on the wall. I see contractors make this mistake all the time. They assume the dial setting is gospel. But just like with batch tanks, host hose length, backpressure, and the thicker viscosity of surfactants alter the actual draw rate. That is why every professional contractor must perform a simple 60 second bucket draw test at the start of the day.

It takes one minute. You place your chemical intake tube into a graduated measuring jug filled with plain water, run your system through your full working hose length for 60 seconds into a bucket, and see exactly how many millilitres of liquid were drawn. If your system drew 300 millilitres into ten litres of flow, you know you are running at three percent active draw. If it drew 200 millilitres, you adjust your dial and retest. That one minute calibration check gives you absolute certainty before a single drop of chemical touches a customer property.
