Why Washing Up Liquid Ruins Softwash Mixes

The Hidden Cost of Squeezing Washing Up Liquid Into Your Softwash Tank

You see it all the time on job sites across the UK. A contractor reaches into the back of his van, grabs a green bottle of fairy washing up liquid from the supermarket, and gives it a big old squirt straight into the tank of sodium hypochlorite. I mean, it, it, it seems like a quick shortcut, right? You want a bit of foam, you want it to smell a little bit nicer, and you think, well, detergent is detergent. But here is the thing that so many guys running exterior cleaning businesses just do not realize. When you pour standard household dish soap into a batch of sodium hypochlorite, you are basically destroying your chemical mix before it even touches the wall.

Why does that happen? Well, it comes down to basic chemistry. Household washing up liquid is full of unstabilized fragrances, organic oils, and aggressive foaming agents. Sodium hypochlorite is a powerful oxidizer. The second those unstabilized organic compounds hit the hypo, the chlorine starts attacking them instantly. Instead of saving that raw cleaning power for the biological growth on the render or roof, the active chlorine spends all its energy breaking down the perfume and the lemon scent in the dish soap. Within hours, your strong sodium hypochlorite solution breaks down into simple salt and water. You might think you are spraying a three percent or five percent active mix, but in reality, you are just spraying slightly salty, soapy water.

And it gets worse than just losing chemical strength. Those household detergents leave behind a greasy surfactant film. On delicate monocouche render or UPVC soffits and fascias, that film sticks to the surface. It attracts dirt, it creates streaks, and quite frankly, it looks terrible once the surface dries out.

I, I, I remember going out to inspect a commercial render clean a while back. The contractor called me up in absolute panic. He said, Mark, I do not get it, I mixed up a fresh batch of five percent sodium hypochlorite, applied it to this commercial elevation covered in heavy green algae, and literally nothing is happening. It is not lifting the green at all. So I went down to the site to see what was going on. I looked in his tank, saw this thick layer of green bubbles on top, and asked him what he put in there. He admitted he had squeezed about two hundred and fifty millilitres of cheap dish soap into the tank because he wanted it to cling better. I had to explain to him that his two hundred and fifty millilitres of washing up liquid had completely neutralized the active chlorine in a fifty litre tank before he even pulled the trigger on his spray lance. He had ruined fifty quid worth of chemical and wasted half a day on site because of a three quid bottle of supermarket dish soap.

The 200 to 1 Dosing Standard That Builds Professional Results

So how do you actually get proper cling and surface penetration without ruining your chemical? This is where purpose built, bleach compatible surfactants come into play. It does not accelerate the breakdown of active chlorine, and it operates at a very tight, precise guide ratio of two hundred to one.

Now, what does two hundred to one actually look like in practice? If you are batch mixing in a tank, that guide rate works out to just five millilitres of surfactant per one litre of softwash recipe. Five millilitres! Or if you are running a proportioning system like a Clever Injector Dosatron setup, the guide rate is five hundred millilitres per twenty five litre drum of sodium hypochlorite. You do not need half a bottle of soap sloshing around in your tank. A tiny, measured amount does the job because of how the surfactant molecule is engineered.

And let us talk about what a surfactant is actually supposed to do, because there is a huge myth in our industry about foam. So many contractors think that if a wall is not covered in shaving cream foam, the chemical is not working. But cosmetic foam is actually useless if it just sits on top of the growth or glides straight down a vertical render wall. A real surfactant breaks the surface tension of water. Water naturally wants to bead up and sit on top of surfaces. A surfactant flattens that water droplet, breaking the skin tension so the sodium hypochlorite can penetrate deep into the substrate, getting right down into the microscopic biological spores of algae, lichen, and black spot.

That deep penetration is what actually kills the root of the organism and gives your customer a long lasting clean. Thick, billowy foam looks fancy for a video on social media, but true wetting power is what gets the professional result.
