You know, I see it all the time on site, and, and, and to be honest, it drives me a bit mad. A contractor pulls up to a job, pulls out a pump, and sprays what looks like, well, shaving cream all over a rendered wall. And they stand back, look at that thick white blanket, and think, yeah, that is doing the business. But here is the thing. It is an absolute illusion. It really is. That thick, shaving cream foam is actually, it is sabotaging your chemical performance.

What is actually happening inside that foam layer? Well, think about what foam actually is. Foam is mostly trapped air. Millions of tiny air bubbles suspended in liquid. So when you pile a three inch layer of heavy, shaving cream foam onto render or stone, you are not actually putting active chemistry against the surface. You are putting a physical barrier of trapped air pockets right between your active sodium hypochlorite and the wall itself. The bleach is trapped up in the bubbles, suspended in mid air, instead of making direct contact with the organic growth sitting down inside the texture. It looks dramatic for a social media video, sure, but in terms of actual chemical cleaning? It is incredibly inefficient.

What you actually need on modern render, especially hydrophobic silicone renders, is to change how the liquid behaves. Water on its own has a high surface tension. It wants to pull itself into tight beads. On a vertical wall, those heavy droplets just roll straight down and end up on the flowerbeds or in the surface water drains before the chemical has even had thirty seconds to work. When you lower the surface tension using a proper wetting agent, the liquid stops beading up. It sheets out. It forms a thin, uniform liquid film that spreads flat across micro porous surfaces, creeping right into the micro texture of the render rather than sliding off in heavy blobs.

I, I, I remember a site visit a while back, up in the Midlands. A contractor called me out because he was having a nightmare on a big monocouche render job. He was using this high foaming additive he bought online, and when I arrived, the wall looked like it had been covered in meringue. I mean, literally, inches of white fluff clinging to the render. He said, Mark, I do not get it, I put a hot mix on, but the red algae is still there. So we took a scraper and scraped back a patch of this thick foam. Down underneath, inside the tiny pores of the render, the red algae was completely dry. Completely dry! The foam was so full of air and so thick that it was just bridging over the surface texture like a blanket, never actually wetting the biological spores sitting in the hollows.

And that brings us to the biofilm shield. Algae, mould, lichen, they do not just sit loose on the surface waiting to be wiped off. They create a protective, water resistant sheath around themselves. A slimy biofilm barrier designed by nature to shed water and protect the cell walls from drying out or getting poisoned. If your softwash mix just beads up or sits on top of that shield as an airy foam, the sodium hypochlorite cannot reach the cell walls. A professional surfactant breaks that water resistant barrier down. It dissolves the surface tension of the biofilm so the active oxidation chemistry makes direct, immediate contact with the algae cell walls down in the pores. That is how you kill the growth cleanly, without needing an overly aggressive chemical strength.

Now, how do we actually get that perfect wetting and dwell without turning the job into a foam party? It comes down to precision dosing. There is this bad habit in our industry where guys just pour half a bottle of detergent into a tank and guess the mix. But more surfactant is definitely not better. When you over-dose, you get excessive sudsing, terrible rinsing issues, and you end up spending twice as long on site trying to wash soap residue off the windows and render.

The sweet spot for a dedicated professional softwash surfactant like Clever Wash is a strict 200 to 1 ratio. That is just 5ml of surfactant per 1 litre of your final softwash recipe. If you are using a proportioning setup, say a Dosatron like the Clever Injector, the math is dead simple. You add 500ml of Clever Wash per 25 litre drum of sodium hypochlorite. At that exact guide rate, a 5 litre bottle of Clever Wash treats ten full 25 litre drums of bleach. That ratio gives you optimal surface wetting, precise visual tracking, and just enough body to cling without creating an airy, insulating foam barrier that blocks the chemical.

When a liquid wets properly and clings as a thin film, you use far less total volume to cover the area. If your solution is beading up and rushing down a slate roof like a waterfall, where does all that excess chemical go? Straight into the gutters, down the downpipes, onto the customer's prized garden plants, or worse, straight into the surface water drains. By controlling the wetting, the chemical stays on the tile where it belongs, doing the work, which keeps your job site safe, compliant, and professional.
