I hear contractors on job sites all the time saying, um, yeah mate, I just run a standard 1 to 4 mix on everything. But if you actually ask them what percentage of sodium hypochlorite is hitting that delicate render, they have, well, no idea. And that guesswork is precisely why people either under dose organic growth and get zero results, or they over strength it and literally bleach or burn a customer's wall.

So let us break down the actual math so you never have to guess again. In the UK, industrial stock sodium hypochlorite comes in at 15 percent strength. Now, if you want to mix a target strength of 2.14 percent for render, you are looking at a ratio of 1 part hypo to 6 parts water. That gives you 7 total parts in the bucket or tank. You take your 15 percent starting strength, divide it by those 7 total parts, and there is your target, 2.14 percent active recipe.

Let us put that into a concrete scenario you can picture on the back of your van. Say you want to make up a 100 litre batch mix. You take 100 litres and divide it by your 7 total parts. That gives you 14 litres of neat 15 percent sodium hypochlorite. Subtract 14 from 100, and you need 86 litres of water. 86 litres of water plus 14 litres of hypo equals 100 litres of finished 2.14 percent softwash solution.

Now, how you put those ingredients into the tank matters just as much as the numbers. There is a strict water first chemical safety rule under COSHH standards. You must always fill your tank with the water first, and then add your sodium hypochlorite concentrate into the water. Never, ever pour neat chemical into an empty tank and blast water on top of it. That causes aggressive chemical sputtering, toxic aerosol generation, and dangerous splashback right into your face.

Once your water and chemical are safely combined, you need your surfactant. Adding a specialist product like Clever Wash Softwash Surfactant at a 200 to 1 ratio makes a massive difference. For that 100 litre batch mix we just calculated, you add exactly 500 millilitres of surfactant. What does that actually do? It breaks the surface tension of the liquid, allowing the chemical to cling to vertical render instead of immediately running down into the flowerbeds, giving the bleach the dwell time it needs to kill spores without needing an excessively strong mix.
