Why Pressure Washing Fails on Indian Sandstone

You pull up to a job, and the homeowner points at an Indian sandstone patio covered in dark, stubborn marks. So, what do most people do when they start out in exterior cleaning? They grab a pressure washer, crank the unloader up to two hundred bar, and go to town on it. And I, I, I see it happen all the time. You blast away, stripping the jointing sand right out of the gaps, leaving these awful white halo scars across the stone, and guess what? Those black spots are still sitting there, completely untouched.

The reason high pressure fails here comes down to basic biology. Those black spots are not just surface dirt or traffic film. They are actually symbiotic lichen colonies, where algae and fungi live together in a partnership. The fungal hyphae anchor themselves deep down into the micro pores of natural quartz sandstone. So when you hit it with high pressure water, you are really only shaving off the top layer. The roots stay anchored inside the stone substrate, ready to grow right back.

Now, this is where chemistry has to take over from physical force. But if you just pour raw sodium hypochlorite straight onto that black spot, a lot of it just beads up and rolls off because the lichen has a naturally hydrophobic crust. That chemical needs help to actually reach the root structure. And how do we fix that? When you drop that surface tension, the chemical stops sitting on top of the crust like water on a freshly waxed car. Instead, it wets the surface properly, penetrates that biological shield, and sinks down into the micro pores of the stone where the lichen is rooted. That is the fundamental difference between trying to scrub a stain away with brute force and actually achieving a complete biological kill.

In my early days working with UK contractors, I lost count of how many guys were burning through their profit margins because of callbacks. They would go back to a site two or three times, physical scrubbing, using higher pressure, getting frustrated because the customer was complaining. They treated softwashing like a muscle competition instead of a chemical process. Once you understand surface identification and how chemistry works, your whole approach changes.

So let us walk through how you actually run this process safely and effectively on site. A standard mix starts with one part sodium hypochlorite to three parts water. To that blend, you add approximately half a litre of a bleach stable surfactant like Clever Wash. That surfactant gives you the cling and the penetration you need.

Once you apply that mix generously across the sandstone, the key ingredient is patience. You need a mandatory dwell time of at least thirty minutes. You have to let the chemistry do the heavy lifting while you monitor the surface. If you are dealing with steep vertical edges or you do not want to mix raw chemicals on a customer's driveway, a premixed option like Gel X Pro works brilliantly because its gel consistency clings for those longer dwell times.

But listen, with chemical application comes genuine responsibility under COSHH regulations. If you are working in an enclosed courtyard where fumes can pool, wearing a P three rated respiratory mask and full protective equipment is nonnegotiable. You also need to protect the surrounding environment. Pre wetting nearby garden plants and grass creates a protective barrier so chemical overspray does not scorch the foliage.

And do not forget post treatment care. When sodium hypochlorite breaks down, it can leave behind temporary salt crystals on the patio. While they naturally dissipate, if there are domestic pets or children living at the house, you must rinse the treated area thoroughly with fresh water or keep the space cordoned off until it is fully clear. Taking those extra steps is what separates a professional from someone just doing a splash and dash job.
