Now you are stuck, you know, trying to explain yourself, and your professional credibility is, well, it is completely down the drain.

This happens more often than you think in our industry, and it all comes down to a massive legal misunderstanding around quaternary ammonium compounds like DDAC. DDAC is the active chemical in products like Soft Wash Pro 50, which carries the HSE registration number 10245. Now, why does the label say it is for algae and lichens, but it does not claim to kill moss? It comes down to UK law, specifically the Biocidal Products Regulation, or BPR.

You see, botanically speaking, moss is classified as a vascular plant. Because it is a plant, any chemical product that is explicitly advertised, marketed, or sold to kill moss must legally be authorized as a herbicide. Herbicides go through a totally different regulatory framework than biocides. A biocide like DDAC is registered to control micro-organisms. It works by breaking down cell walls in single-cell or simple multi-cellular organisms like algae, fungi, and lichens.

So how do we actually handle heavy moss on a roof or paving safely and legally? It comes down to understanding the two stage cleaning process. First, you must manually remove the heavy moss growth through mechanical scraping, brushing, or gentle lifting. You never rely on a biocide to melt away thick clumps of moss. That is not how the chemistry functions, and leaving dead moss to decay on a tile just clogs up gutters and drainage lines anyway.

Once the heavy growth is physically scraped away, that is when your DDAC biocide goes to work. You apply it to treat the remaining biological spores, algae, and lichens embedded deep inside the porous surface. For standard maintenance cleans or light organic growth, you mix a 1% working solution, which is a dilution ratio of 50 to 1. For heavy lichen, black fungi, or first time cleans on severely weathered surfaces, you step up to a 2% working solution, which is 25 to 1.

Now, while you are applying that treatment to target the algae, the biocide will naturally have an incidental secondary effect on any micro bits of moss left behind. That incidental effect is completely fine, provided you have communicated the process correctly to your client from the start. You are delivering a surface sanitization and residual protection treatment, not spraying an illegal herbicide.

Environmental control is another huge responsibility when working with DDAC products. These chemicals are effective, but they carry notable aquatic toxicity. Before you pull out a hose or pole, you have to protect surrounding drains, flower beds, and garden soil. Block the storm drains, use drain mats or bunding, and pre wet any surrounding foliage with fresh water so plant roots do not absorb stray chemical overspray. Never let concentrated chemical wash straight into local waterways.
