Why High Pressure Ruins Roof Tiles

You step out onto a driveway, look up at a roof covered in thick green moss, and if you are coming from a traditional pressure washing background, your immediate instinct might be to pull out a lance, crank the machine up to two thousand five hundred PSI, and blast it off. It feels fast, it looks dramatic, but it is quite frankly one of the most dangerous mistakes you can make on a property.

Think about how a tiled roof is engineered. Roof tiles, whether concrete or clay, are manufactured strictly to shed water downward with gravity. That is their whole job. When you point a high pressure turbo nozzle upward or sideways across a roof slope, you are forcing litres of pressurised water directly beneath the tile overlaps. That water goes somewhere. It blasts past the laps, saturates the batten space, soaks through ageing or brittle underfelt, and ends up dripping straight into the loft insulation.

I have personally stood on sites where contractors were facing thousands of pounds in damage claims because high pressure water tore through weak underfelt and came straight down through ceiling plasterboards into bedrooms below. And the structural risk does not stop at water ingress either. High pressure jetting dislodges weathered ridge mortar, snaps the delicate retaining nibs off old clay plain tiles, and utterly strips the protective sand faced or granular factory coating off concrete tiles. Once you strip that coating, you leave the concrete completely bare, far more porous, and ready to soak up moisture and dirt twice as fast as before.

And here is the real kick in the teeth. High pressure water actually fails on the biology. You might blast away the loose green clumps that you can see with your eyes, but high pressure water does not kill microscopic algae spores or deep lichen root anchors embedded in the tile pores. You leave those biological roots alive inside a wet, newly eroded surface. In under six months, that green growth comes roaring back, and the homeowner is calling you up wanting to know why their roof looks dirty again.

The Safe Softwash Workflow and Raising Professional Standards

So how do we actually solve this safely and professionally? It comes down to a proper two stage softwash workflow. Stage one is all about low impact mechanical removal. You plan safe access, whether that is towers, MEWPs, or poles, and you manually scrape the bulk moss off the tiles using dedicated roof scrapers that match the tile profile. You clear the gutters as you go and bag up all the heavy waste so nothing blocks downpipes or ruins the grounds.

Stage two is where the chemistry does the heavy lifting. Instead of pounding the roof with force, you apply a controlled low pressure biocide or softwash application. This penetrates right into the tile pores, breaking down the biological structure and killing the algae spores, moss roots, and biofilm right down to the substrate without any aggressive mechanical impact. The chemistry does the work, not raw water pressure.

Now, managing homeowner expectations during this process is crucial. You have to explain clearly that softwashing is not a splash and dash trick. While green algae brightens quickly, dead white lichen spots and stubborn organic shadows rely on rain and natural weathering to wash off over subsequent weeks and months. That is why carrying out a thorough photographic site survey before you even mix a product is mandatory. You document every broken tile, every cracked ridge mortar joint, and every pre existing stain so both you and your client have absolute clarity.
