You see it all the time on job sites. A contractor rocks up to a job, pulls out the strongest drum of sodium hypochlorite they've got in the van, and just sprays it over everything. Render, roof tiles, block paving... instantly expecting magic. But here is the thing. Doing that out of pure habit? It is costing you money, and worse, it is often the completely wrong chemical strategy for the surface sitting in front of you.

Let us actually look at what is happening at a molecular level, because chemistry does not lie. Sodium hypochlorite is a powerful oxidiser. When you apply it, it basically burns through organic cell walls. It lyses those cells within 15 to 30 minutes, giving you that instant visual transformation that looks brilliant on a quick photo. But what about DDAC or quat biocides? Completely different mechanism. They do not instantly bleach or lyse the surface. Instead, they penetrate deep into the porous substrate, disrupting cellular membranes slowly over weeks as natural rainwater rinses the surface.

And here is where temperature comes in, and why van storage in summer catches so many guys out. According to chemical research, a ten degree Celsius increase in temperature can increase the degradation rate by approximately three point five times. Think about that for a second. If your hypo has been sitting in a hot van at thirty degrees, it is losing its strength before it even touches the wall. Meanwhile, a residual biocide applied properly stays locked right inside that tile pore structure, actively protecting that roof for twelve to twenty four months.

If you instead educate that client and put them on an annual biocide maintenance plan, you actually reduce your chemical and labour costs by around forty percent per job on those repeat visits.

So how do you figure out which route to take when you are standing on site doing your survey? Simple. Start with a basic water droplet test. Put a few drops of clean water onto the tile or render. If it absorbs immediately, you are dealing with a highly porous substrate with a deep organic load. That tells you straight away that a low pressure, apply and leave biocide is going to soak right in where it needs to work. If the water beads up or sits on top, your strategy changes.
